Two Real Estate Blogs this week (Stellar MLS and Selling a Home remotely)
The Realtors Association of Citrus County is now a part of the Stellar MLS. What does that mean for local real estate markets?
I asked ChatGPT to explain…
This is actually a significant change for the Citrus County real estate market, and it could be very beneficial to both sellers and buyers.
In simple terms, Citrus County Realtors joining Stellar MLS means that properties listed in Citrus County can now be exposed to a much larger network of real estate professionals throughout Florida. (and by the way, Century 21 listings have been placed into Stellar for the last 3 years or so, other brokerages haven’t been doing that.
Here’s what that means in practical terms.
1. If you’re selling a house
Potential benefit for sellers
- More exposure: Your home can be seen by a much larger pool of agents working throughout the Stellar MLS coverage area.
- More potential buyers: An agent representing someone in Tampa, Orlando, Ocala, or other covered markets may find your Citrus County property.
- Greater visibility for relocation buyers: Someone moving to Citrus County from another part of Florida may have an easier time finding your home.
- More competition among buyers: Greater exposure can potentially bring more showings and offers, although it does not guarantee a higher selling price.
One important point: Your home’s value is still determined by comparable sales, location, condition, and buyer demand—not simply by which MLS it is listed in.
2. If you’re looking to buy a house
Potential benefit for buyers
- Your Realtor may have access to a much broader selection of listings.
- You can more easily compare homes in Citrus County with homes in surrounding markets.
- Buyers relocating from other areas may have an easier time working with one agent to search across multiple markets.
3. What happens to the Citrus County market?
This is an important part of the change.
The REALTORS® Association of Citrus County has become a corporate shareholder of Stellar MLS. This is not a merger of the local Realtor association. Citrus County keeps its own association, leadership, and local operations.
As of November 3, 2026, the transition to Stellar MLS is in effect. The new system brings together nearly 80,000 real estate professionals.

Some additional changes:
- Citrus County active and historical listings are being transferred.
- Listing photos and price histories are included.
- Citrus County properties will appear in Stellar market reports.
- Hernando County listing data is scheduled to become available November 30, 2026.Stellar MLS
4. Biggest takeaway
I think the biggest opportunity is for Citrus County sellers.
Historically, someone searching for a home in Tampa, Orlando, Ocala, or other parts of Florida might have been working in a different MLS system. Now, Citrus County Realtors have access to a much broader shared listing network.
That can help bring more attention to our local properties.
Warning: Joining Stellar does not automatically mean higher prices or faster sales. Marketing, pricing, presentation, and negotiating still matter tremendously.
For buyers, the biggest advantage is a broader search and more connected information.
