Happy Labor Day!
Returning to blogging once again…
I asked Chatgpt what does the real estate maket look like for Citrus County this year?
What are real estate sales stats for Citrus County Florida for 2026?  At the end …I include what has sold, pended and for sale now for Black Diamond, Citrus Hills (gated) and Pine Ridge.

from ChatGPT (AI) :

“…Checked the latest 2026 Citrus County, Florida housing data available, and the market looks fairly balanced, with prices generally softer than the peak but actual closed-sale prices showing some improvement.

What the numbers mean

For sellers: The market isn’t terrible, but sellers don’t have the pricing power they had a few years ago. The typical home is selling for about 3% below its asking price, and the median listing price has fallen almost 5% from a year ago.

For buyers: There is considerably more choice. Realtor.com reports about 4,744 active listings, and the typical property is taking about 80 days to sell. That gives buyers more opportunity to negotiate.

But closed-sale prices are not collapsing. Redfin’s latest three-month data through July 2026 puts the median sale price at $280,178, up 3.2% year over year, with 404 homes sold in July, up 16.2% from July 2025.

Zillow’s data paints a slightly different picture: its estimated typical home value is $272,870, down 1.7% over the past year, with a median sale price of $272,817 in June.

The differences are largely because these companies use different datasets and methodologies. I would put more emphasis on actual closed sales in the specific neighborhood/property type if you’re trying to determine what a particular house is worth.

Some Citrus County areas are quite different

For example, Realtor.com’s 2026 listing-price figures show:

  • Crystal River: ~$324,925
  • Homosassa: ~$359,700
  • Inverness: ~$273,925
  • Lecanto: ~$358,963
  • Citrus Springs: ~$274,998
  • Beverly Hills: ~$304,000
  • Citrus Hills: ~$415,000
  • Hernando: ~$399,500
