Real Estate Update Fall 2026

This week’s blog is a real estate update with a report from C Lawrence Yun Chief Economist for the National Association of REALTORS®.

The 30-year FRM averaged 7.40% as of October 8, 2026, up from last week when it averaged 7.28%. A year ago at this time, the 30-year FRM averaged 6.30%.
The 15-year FRM averaged 6.73%, up from last week when it averaged 6.60%. A year ago at this time, the 15-year FRM averaged 5.53%.

Mortgage rates could see slight relief after brutal rises over the past month. That’s because the job market will not exert upward inflationary pressure and oil prices have retreated somewhat. The latest job report shows 29,000 net new jobs in September, indicating the economy is not nearing a recession but also not overheating.

The unemployment rate ticked up to 4.2% (from 4.1%), and for a good reason. More Americans are searching for a job rather than being out of the labor force. To be counted in the statistics, you must be looking for a job, and nearly 700,000 more entered the job market. That growth in the labor supply has slowed wage growth to 3.1%, the slowest rise in 5 years. Unfortunately, consumer price gains have exceeded wage gains in recent months. Bringing down consumer price inflation, especially for gasoline and diesel, will also help nudge down mortgage rates.

The wage growth of 4.2% in the construction sector has brought in more hard-hat-wearing workers. The health care sector continues to offer plenty of job opportunities, adding 379,000 to the payroll over the past year and 2.5 million over the past 5 years.
